Actually, that's not correct. There are certain ways I can show you how to get properties immediately ;)

J/K - Anyway, with regards to how you can NOT hold the property for the redemption period, search the struck off, handed in or negotiatied sale properties (different names in different states) that didn't sell at auction.
Those that have been owned by the state for longer than the length of the redemption period are immediately eligible to be applied for to receive a tax deed straight away instead of getting a tax certificate and having to wait (as is the usual method).
From there, all you need to do is do a quiet title action to ensure there is no claims from anyone else and that the title is "free and clear" to remarket.
If that takes three months to do with the lawyers and that is too long for you, I wouldn't suggest being in the real estate game at all, since its not quite that liquid.
Alternately, you can list the tax deed title as is, where is as long as you make the potential buyers aware they may have to clear the title themselves and pay taxes, etc.
I would head to the stock markets if you want that kind of liquidity, but I hope you have a strong heart. :) |
