These properties can be bought at huge discount rate. Tom also emphasizes that rates would fluctuate with respect to whether it is a buyer’s or seller’s market and asks you not to offer more than fifty percent of the market value.

Tom Vu claims that there are distressed sellers that would be happy to sell their property at any cost. he insists on a down payment of$10 (to make the contract valid) and subject to final inspection clause.

There will be several months before the closing date, Tom instructs you to find for a buyer within that time. Then the contract is very easy and you end up receiving a huge profit after a large discount. However, applying these tactics in real life is not as easy as it is seems on.

Acquiring a distressed property in this way is almost impossible in reality. Even banks stress on fair market value for foreclosure. In reality no one is so foolish to accept all the clauses in the contract, they will definitely see that it is a scheme.
